Washougal sits just east of Camas, about 18 miles east of Vancouver, and it has grown quickly: from about 4,800 residents in 1990 to about 17,000 in 2020, more than three times its size.
Most of that growth means houses from the 1990s and 2000s, and it shows up first in the water heater. A conventional tank typically lasts 8 to 12 years, so the original heaters in those homes are long gone, and many of their replacements are reaching the same age. Washougal is one of the longer drives we make, so calling or texting ahead to book a time is the best way to get on the schedule.
Many homes from Washougal’s 1990s and 2000s growth are on their second water heater, and it is reaching the age the first one gave out at.
A slow drip at the base or water on the floor is usually the tank itself, and a leaking tank cannot be repaired.
Hot water that runs out sooner than it used to. On an older tank that is often sediment build-up or a failing part.
The pipe from the meter to the house fails quietly: a wet patch in the yard, pressure that drops, or a water bill that jumps.
A shut-off valve you cannot close is a problem you only discover in an emergency. Replacing it before then is a small job.
More than one drain backing up at once points to the main line. We find where it is blocked before anything gets dug.
Everything we do in Vancouver we do in Washougal. Water heaters are our specialty, whether that means a repair that buys you a few more good years or a full replacement.
A new water heater is a real expense, and the honest answer is not always a new one. If a repair will give you good years, we will tell you so. If the tank itself is leaking, it is done, and we will tell you that too. You deal with Jeremy himself from the first call to the finished job, not a dispatcher and a rotating crew.
Do you come out as far as Washougal?
Yes. It is one of the longer drives we make from north Vancouver, so calling or texting ahead to book a time is the best way to get on the schedule.
Can you replace a water heater the same day?
We offer same-day appointments. Whether the replacement itself happens that day depends on the unit you need, and we will tell you straight when you call or text.
Should we repair our water heater or replace it?
Age and the tank decide it. A unit under about 8 years old with a sound tank and a failed part is usually worth repairing. A leaking tank cannot be repaired, and past roughly 10 to 12 years we will usually talk to you about replacement rather than a repair that buys a few months.
Which water heater brands do you install?
Bradford White is our standard for tank water heaters, gas and electric. For tankless we install Navien or Rinnai, and for a hybrid heat pump unit we can install any brand. Other brands are available on request.
Is there a charge to come out and look?
No. We give free estimates on all jobs.
Do you warranty your work?
Yes. Every job we do carries at least a one year warranty on our labor. Water heaters carry two years. Fixtures and parts carry their own manufacturer’s warranty.
Do you offer financing?
Yes. We offer financing through Affirm. The invoice we send you carries an option to pay over time instead of all at once, and Affirm sets the terms. Useful when a water heater gives out unplanned, which is usually how they give out.
