Hazel Dell is one of the older parts of the area, and that shows up in the plumbing. A good share of the housing here dates from the middle of the last century, which puts it in a different category from the newer subdivisions further north.
Practically, that means we see more of the problems that come with genuinely old pipework rather than simply worn fixtures: galvanized steel supply lines corroding from the inside, cast iron drain stacks reaching the end of their life, and sewer laterals old enough that roots have found the joints. These are not maintenance items. They are the point at which a house needs work rather than another patch.

Our water comes out rusty in the morning. Is that the water supply?
Usually not. It is more often galvanized supply pipe corroding inside the house, and the discoloration settles out overnight then shows on the first draw. Worth looking at.
How do I know if we need repiping or just a repair?
The pattern is what matters. Repeat leaks, rusty water and falling pressure across the whole house together point at the pipe rather than one fitting. One leak on its own is a repair.
Our drains keep backing up. Why does it keep happening?
If more than one fixture backs up, the problem is in the main line rather than at the fixture. In older Hazel Dell properties, root intrusion into an aging sewer lateral is one of the more common causes.
Do you work on old cast iron and galvanized systems?

Is there a charge to come out and look?
No. We give free estimates on all jobs.
Do you warranty your work?
Yes. Every job we do carries at least a one year warranty on our labor. Water heaters carry two years. Fixtures and parts carry their own manufacturer’s warranty.
Do you offer financing?
