Camas has been a working town since its paper mill opened in 1883, and it already had nearly 5,000 residents by 1950. Then it grew fast: the population roughly doubled between 1990 and 2000, and doubled again by 2020, to about 26,000. So Camas plumbing comes in two very different ages.
Older houses can still have their original galvanized supply pipe, worn shut-off valves and water lines that have been in the ground a long time. In the houses from the last thirty years, it is usually the water heater: a conventional tank typically lasts 8 to 12 years, so many of those homes are on their second or third. Either way, we tell you what we find and what it will take to fix.
Older houses can still have galvanized steel supply pipe. It narrows inside as it corrodes, so low pressure at every tap is the usual sign, and repiping is the fix.
Homes from the 1990s and 2000s are often on their second or third water heater, and that one may be reaching the age the first gave out at.
Shut-off valves that no longer shut off and supply lines that weep at the connection are common in homes of this age.
The pipe from the meter to the house fails quietly: a wet patch in the yard, pressure that drops, or a water bill that jumps.
Owners replacing a worn tank and weighing a tankless or hybrid heat pump unit instead. We install both.
When more than one fixture backs up at once, the problem is in the main line rather than the fixture.
Everything we do in Vancouver we do in Camas. Water heaters are our specialty, whether that means a repair that buys you a few more good years or a full replacement.
A new water heater is a real expense, and the honest answer is not always a new one. If a repair will give you good years, we will tell you so. If the tank itself is leaking, it is done, and we will tell you that too. You deal with Jeremy himself from the first call to the finished job, not a dispatcher and a rotating crew.
Do you work in Camas?
Yes. We are based in north Vancouver and work across Clark County, including Camas. Call or text and we will set a time that works for you.
Can you replace a water heater the same day?
We offer same-day appointments. Whether the replacement itself happens that day depends on the unit you need, and we will tell you straight when you call or text.
Should we repair our water heater or replace it?
Age and the tank decide it. A unit under about 8 years old with a sound tank and a failed part is usually worth repairing. A leaking tank cannot be repaired, and past roughly 10 to 12 years we will usually talk to you about replacement rather than a repair that buys a few months.
Which water heater brands do you install?
Bradford White is our standard for tank water heaters, gas and electric. For tankless we install Navien or Rinnai, and for a hybrid heat pump unit we can install any brand. Other brands are available on request.
Is there a charge to come out and look?
No. We give free estimates on all jobs.
Do you warranty your work?
Yes. Every job we do carries at least a one year warranty on our labor. Water heaters carry two years. Fixtures and parts carry their own manufacturer’s warranty.
Do you offer financing?
Yes. We offer financing through Affirm. The invoice we send you carries an option to pay over time instead of all at once, and Affirm sets the terms. Useful when a water heater gives out unplanned, which is usually how they give out.
