Brush Prairie has had a post office since 1871, and it lies along State Route 503, about four miles south of the center of Battle Ground. It has barely changed in size in thirty years: about 2,650 residents in 1990 and about 2,750 in 2020.

A settled community means settled houses, and settled plumbing ages in predictable ways: water heaters that are due, water lines and shut-off valves that have been in service a long time, and sewer lines that have had decades to collect roots and build-up. Those are the things we check first in a Brush Prairie home.

What to Watch For in Brush Prairie Homes

Water heaters that are due

Many water heaters here are past the 8 to 12 years a conventional tank typically lasts. Leaks and lukewarm water are the usual warnings.

Leaking tanks

A slow drip at the base or water on the floor is usually the tank itself, and a leaking tank cannot be repaired.

Water line from the meter

The pipe from the meter to the house fails quietly: a wet patch in the yard, pressure that drops, or a water bill that jumps.

Shut-offs that will not shut off

A shut-off valve you cannot close is a problem you only discover in an emergency. Replacing it before then is a small job.

Sewer lines with roots

An older sewer line can collect roots and build-up over the decades. Repeated backups in more than one fixture are the sign, and a camera shows where.

Aging supply lines

Shut-off valves that no longer shut off and supply lines that weep at the connection are common in homes of this age.

Plumbing Services in Brush Prairie

Everything we do in Vancouver we do in Brush Prairie. Water heaters are our specialty, whether that means a repair that buys you a few more good years or a full replacement.

Repair or Replace? A Straight Answer

A new water heater is a real expense, and the honest answer is not always a new one. If a repair will give you good years, we will tell you so. If the tank itself is leaking, it is done, and we will tell you that too. You deal with Jeremy himself from the first call to the finished job, not a dispatcher and a rotating crew.

Questions from Brush Prairie Customers

Do you work in Brush Prairie?
Yes. Brush Prairie is part of our regular service area, along with Battle Ground to the north. Call or text and we will set a time.

Can you replace a water heater the same day?
We offer same-day appointments. Whether the replacement itself happens that day depends on the unit you need, and we will tell you straight when you call or text.

Should we repair our water heater or replace it?
Age and the tank decide it. A unit under about 8 years old with a sound tank and a failed part is usually worth repairing. A leaking tank cannot be repaired, and past roughly 10 to 12 years we will usually talk to you about replacement rather than a repair that buys a few months.

Which water heater brands do you install?
Bradford White is our standard for tank water heaters, gas and electric. For tankless we install Navien or Rinnai, and for a hybrid heat pump unit we can install any brand. Other brands are available on request.

Is there a charge to come out and look?
No. We give free estimates on all jobs.

Do you warranty your work?
Yes. Every job we do carries at least a one year warranty on our labor. Water heaters carry two years. Fixtures and parts carry their own manufacturer’s warranty.

Do you offer financing?
Yes. We offer financing through Affirm. The invoice we send you carries an option to pay over time instead of all at once, and Affirm sets the terms. Useful when a water heater gives out unplanned, which is usually how they give out.
