Felida sits about seven miles north of downtown Vancouver, next to Salmon Creek. It grew by more than 80 percent in the 1990s, from about 3,100 residents to about 5,700, and it has kept growing since, to about 9,500 in 2020.
Many Felida homes date from that 1990s growth, so they are around thirty years old. That puts them on their second or third water heater, and at the age when original supply lines, shut-off valves and fixtures wear out. Homes from the early 1990s can also have polybutylene supply pipe, which is worth checking for if you have not already.
Homes from Felida’s 1990s growth are around thirty years old, which puts many of them on their second or third water heater.
Some early-1990s homes were plumbed with polybutylene, a gray plastic pipe known for failing at the fittings. If yours has it, repiping is the fix.
Shut-off valves that no longer shut off and supply lines that weep at the connection are common in homes of this age.
Hot water that runs out sooner than it used to. On an older tank that is often sediment build-up or a failing part.
Original faucets and fixtures in a thirty-year-old house drip, stick or leak underneath. Some are worth repairing, and many are worth replacing.
Owners replacing a worn tank and weighing a tankless or hybrid heat pump unit instead. We install both.
Everything we do in Vancouver we do in Felida. Water heaters are our specialty, whether that means a repair that buys you a few more good years or a full replacement.
A new water heater is a real expense, and the honest answer is not always a new one. If a repair will give you good years, we will tell you so. If the tank itself is leaking, it is done, and we will tell you that too. You deal with Jeremy himself from the first call to the finished job, not a dispatcher and a rotating crew.
Do you work in Felida?
Yes. Felida is next to Salmon Creek and is part of our regular service area. Call or text and we will set a time.
Can you replace a water heater the same day?
We offer same-day appointments. Whether the replacement itself happens that day depends on the unit you need, and we will tell you straight when you call or text.
Should we repair our water heater or replace it?
Age and the tank decide it. A unit under about 8 years old with a sound tank and a failed part is usually worth repairing. A leaking tank cannot be repaired, and past roughly 10 to 12 years we will usually talk to you about replacement rather than a repair that buys a few months.
Which water heater brands do you install?
Bradford White is our standard for tank water heaters, gas and electric. For tankless we install Navien or Rinnai, and for a hybrid heat pump unit we can install any brand. Other brands are available on request.
Is there a charge to come out and look?
No. We give free estimates on all jobs.
Do you warranty your work?
Yes. Every job we do carries at least a one year warranty on our labor. Water heaters carry two years. Fixtures and parts carry their own manufacturer’s warranty.
Do you offer financing?
Yes. We offer financing through Affirm. The invoice we send you carries an option to pay over time instead of all at once, and Affirm sets the terms. Useful when a water heater gives out unplanned, which is usually how they give out.
