A tank water heater keeps 40 or 50 gallons of water hot around the clock so it is ready the moment you open a tap. It is the simplest kind to service, the cheapest to buy, and it is still the right answer for most homes in Vancouver.

The two things that decide whether you are happy with it are the size and the fuel. Too small and you run out halfway through the second shower. Wrong fuel for the house and you pay for an upgrade you did not need. We size it against how your household actually uses hot water, then install it and take the old one away.

Gas or Electric?

Gas heats faster

A gas unit reheats a drained tank quicker than an electric one of the same size, which matters most in a busy house.

Gas needs a vent

A gas unit burns fuel, so it needs a flue and combustion air. That is checked against the unit’s requirements before anything is ordered.

Electric fits more places

No flue and no gas line, so an electric unit can go where a gas one cannot, including interior closets.

Electric is simpler

Fewer parts to fail: no burner, no pilot, no thermocouple, no venting to go wrong.

Stay with what you have

Replacing like for like is almost always the cheaper job. Switching fuel means new supply and, on gas, new venting.

What Size Tank Do You Need?

Gallons are only half of it. A gas unit of the same size reheats faster than an electric one, so a busy household can often stay on a smaller tank by staying on gas.

1 to 2 people

A 30 to 40 gallon tank is usually plenty, unless there is a large soaking tub.

3 to 4 people

40 to 50 gallons suits most family homes with one or two bathrooms.

5 or more

50 to 80 gallons, or a gas unit for the faster reheat when showers run back to back.

Getting the Most Out of a Tank

Two things shorten a tank’s life more than anything else: sediment and a spent anode rod. Sediment settles at the bottom and makes the burner or element work through a layer of grit, which is what the rumbling and popping is. The anode rod is a sacrificial piece of metal that corrodes so the tank does not, and once it is gone the tank starts corroding instead.

Draining a few gallons off the bottom once a year clears sediment, and an anode rod can be replaced long before the tank is in trouble. We handle both, and we repair tank water heaters as well as install them.

Tank Water Heater Questions

How long does a tank water heater last?
Typically 8 to 12 years. Past that, a repair starts to look like money spent on a unit that is going to need replacing anyway, and we will say so rather than sell you the repair.

My tank is leaking. Can it be repaired?
No. A leak from the tank body means it has corroded through, and there is no repair for that. Fittings and valves above the tank are a different matter and often can be fixed.

How long does the installation take?
A straightforward like-for-like replacement is usually a few hours. Changing the fuel type or moving the unit takes longer, because the supply and, on gas, the venting have to change with it.

Do you take the old water heater away?
Yes. Removal and disposal of the old unit is part of the job.

Gas or electric: which costs less to run?
In this area gas is usually cheaper per gallon of hot water and reheats faster, while electric costs less to install where there is no gas line or flue. Staying with the fuel you already have is almost always the cheaper job overall.

Why is my hot water rusty?
If it runs rusty at every tap on the hot side, corrosion inside the tank is usually well advanced. If only one fixture does it, the problem is more likely that fixture or its supply.

Can you replace it the same day?
Often, yes, depending on the unit required and what is in stock. Tell us the make and size and we will tell you what is realistic.

Do you warranty your work?
Yes. Water heater installations carry a two year warranty on our labor, double the one year minimum we put on every other job. The heater itself carries its manufacturer’s warranty, which varies by brand and model.

Do you charge for an estimate?
No. We give free estimates on all jobs.

Do you offer financing?
Yes. We offer financing through Affirm. The invoice we send you carries an option to pay over time instead of all at once, and Affirm sets the terms.
